IS THERE ANY UP-FRONT PAYMENT?
No, you don’t pay for any legal fees or expenses until after your real estate closing is complete.
WHAT IS TITLE INSURANCE?
The word “title” is a legal term that means you have legal ownership of property. You obtain title to property when the owner signs the deed (transfer document) over to you. Title is then registered in the government’s land registration system.
Title insurance is an insurance policy that protects residential or commercial property owners and their lenders against losses related to the property’s title or ownership for example as a result of fraud.
IS A REAL ESTATE LAWYER REQUIRED?
Yes. In Ontario, real estate closings cannot conclude without hiring a real estate lawyer. This applies to all purchases, sales and refinances.
WHO WILL SIGN THE CLOSING DOCUMENTS?
Everybody who holds the title of the property should sign the documents. This can be done electronically at our office.
HOW SOON CAN I SPEAK WITH A LAWYER?
We usually provide same-day phone calls with a real estate lawyer on weekdays. Our lawyers also make themselves available for a few hours on some weekends as well. Sometimes, your appointment can be as fast as within 30 minutes of booking!
However, in order to deliver this kind of speed, your first phone call might be with one of our associates. Rest assured that all closings are performed only by Al and Ali, you will be able to speak to them right after getting started.
I FOUND A CHEAPER REAL ESTATE LAWYER, WHY SHOULDN'T I JUST GO TO THEM?
We’ve set our fees very competitively, but you are certainly welcome to shop around but remember most law firms charge disbursements on top of their quotes, we don’t! Keep in mind that according to LawPro’s 2020 Annual Report, real estate lawyers had the highest percentage of malpractice complaints in Ontario.
If a fee looks too good to be true, it probably is. Suspiciously low legal fees usually means that lawyers will surprise you with hidden fees at the end.
